Is it important for you to live near a doctor's office or hospital? 

Well, we are finding out that it is a huge help to live just a short distance from a pharmacy, hospital or urgent care.


It's flu season and there are so many stories of this nasty flu bug going around. It's important to know your options. I personally had a list of 24 hour pharmacies posted up on my refrigerator when my kids were little. Now that we have grandchildren and Google, it's important to find this info once again.

Your home price needs to compel a buyer to make an offer.


Do you want to be IN the market or OUTSIDE of the market? It is so tempting to test the market with a little bit higher list price, especially now that the Columbus, Ohio real estate market looks like it has hit bottom and is climing back up.  Consider all of the information from a professional Realtor who has been tuned in to this market for years.

Pricing your home slightly above market price will only get you time on the market. That's not a good thing. If you price slightly under the market, the market itself will bring the best price in the least amount of time.

When we sold our first little starter home to a "move-up" home, it was an easy decision for us to work with the first buyer who made an offer. We wanted to make house payments on the house we were going to move to, not the one we were leaving. The sooner we moved, the sooner we could start our long term investment on our move up home.

Mobile App - It's real and it's fabulous!


I've tried quiet a few mobile apps for searching homes and condos for sale and this one is the best, by far.


*** Update:  This app is great. No advertising in your way. Up-to-date status on all property on the MLS.  Click to message ME about a home you see.

GPS enabled, so you can pull up in front of any home for sale and the app will automatically show you the information - no searching required.

You can also SHARE the app with a friend.

If you have an iPhone, go to iTunes and search KW Realty.  Once you accept the terms and conditions, it will ask for a code and mine is KW17DTNGM.

If you want to have a text message sent to you to download the app, go to this website and enter your cell number. (This works better on Android than it does on iPhone)




I'll post more later about how you can download MY app to your smartphone. I think that it looks like it will be easy to use.

This week Keller Williams is providing us with more information via a couple of webinar training sessions. So nice to get the info in advance.

Some of the work I do for real estate internet marketing includes making the ads look nice on mobile devices. Mobile is part of our focus so that our home sellers know that we are doing everything we can to reach the masses - and reach them on the devices that they use the most.

We know that almost 90% of home buyers start their search on line, but an ever increasing number of home buyers are looking for homes from their smartphones. I would be frustrated if I found that the info was outdated, so that is the BEAUTY of this Keller Williams mobile app. It will show you homes in your immediate area that are for sale.

Some other apps by "third party aggregators" as we affectionately call them, have homes listed that are already sold.

I'm pretty sure that the homes that are in contract will show up, just like they do on Realtor.com, but you will see the "status" of the listing.

When the Mobile App launches, I will be asking for feedback from my family and friends. Also, my past clients will get an invite to use and share the app with their family and friends. I won't know if this tool of my business is worth it unless I get feedback :0)

Election 2012 - I am recycling you! 


Bless you Postal Workers everywhere for delivering these beautifully designed, yet very slippery postcards, flyers and stuff. Have you tried to pick up a stack of these things? I think I might try to use them as glides under heavy furniture. I think they would slide more easily! 


Hmmmmm....I wonder what else we could do with them? Holiday crafts? I think I will try making this Retro Clock out of junk mail.

 

I can't believe what a big waste of paper this stuff is for everyone.


Job creation? I hope more people were working because of the mass production of this "oh so important" information that was filling my mail box on a daily basis. 


This week was crazy! 


Rather than just throw it away, please at least recycle!


Our recycle bin is plenty full by the time our "every other Monday" pick up comes along. This time it is a little bit heavier with all of the election junk mail that we have received over the past months.

I'm excited for the election to be OVER. The only thing I want to say about politics, is

VOTE, VOTE, VOTE !!!!!

Is now a good time to put my home on the market? 

The holidays are coming - should I wait until the Spring 2013 real estate market?


All really great questions and we are providing the statistics and advice to help you decide what to do about selling your home.
As you can see by the chart below, Worthington Ohio home sales were a total of 182 for the months of October 2011, November 2011, December 2011 and January 2012. It's also interesting to note that we experience an early Spring 2012 real estate selling season this year. It started in January!
The buzz among active, full time real estate agents is that they are busier now than they were last year at this time. The real estate market in Worthington, Ohio is strong. Inventory is low. Interest rates on mortgages is still low. 

Historically - only the most serious home buyers are going to be out looking at homes for sale during winter months in Worthington, Ohio. It's cold outside, people are busy with the holiday activities and they don't typically add "casual house shopping" to their long to-do list during the holiday season.

Are furnace inspections really needed every year?

I got the call from the furnace people to set up our six month inspection on the furnace. 

We pay a monthly fee to be able to have them come over twice a year to look at the big metal box that makes noise. 

Are furnace inspections really needed every year?

I'm not sure what they do when they check it, are you? Every time they come out I think I am going to cancel the service. We pay monthly, but it adds up to $240/year. Then I forget to cancel. It's an automatic payment every month, so I don't really notice the money disappearing.

So they will be here next Tuesday morning. I already have it on my calendar to cancel the service. I got a quote from another HVAC guy who said he can come out twice a year to clean and inspect it for much less. We'll give it a try for sure.

When you buy a home in Columbus, Ohio - one of the most important steps in the process is getting a home inspection. Did you know that you can also hire your own HVAC contractor to do the inspection?
If a home is 15 years old, it's a good rule of thumb to make sure that the furnace was well maintained. Sellers  should keep good records of the maintenance that they do on their heating and air conditioning systems.

What do you talk to your dentist about?

This could be the topic of conversation...you never know!

False internet rumors about “real estate transaction tax." 

 I went to the dentist today and of course, the topic of conversation always turns to the economy in some way or another. I was talking about the cost of health insurance through my husband's new employer. We also talked about unemployment, etc.

I am surprised, but not surprised that my dentist had heard of that Tax on Real Estate and that sellers are afraid to sell their homes because of that 3% tax. Really? Still? I told him that I did my research too and have an example of what that tax is all about. There are so many false emails and strange interpretations of this tax law. To top off the drama, we are in an election year - so it's surfacing again. I printed out the publication and just put it in the mail to my dentist. I hope he's not offended by my effort to show him what I've been reading about. He was convinced that he was right and I'm convinced that I'm right. The language is really hard to understand until you get to the last paragraph. They give an example and it clarifies a situation that could happen.  The bottom line for me was that it is NOT a 3.8% sales tax on a home sale. Only a tax accountant can answer this question for your particular situation, but I wanted to call attention to the fact that an email from 2010 is STILL circulating and people think it's new. Peanut Butter Buckeye Bars

RECIPE 
Peanut Butter Buckeye Bars 
Ingredients: 
  • 1 Cup Peanut Butter 
  • 1 Cup Butter 
  • 2 Cups Graham Cracker Crumbs 
  • 2 1/2 Cups Powdered Sugar 
  • 10 Ounces Milk Chocolate Chips 
  • 6 Tablespoons Cooking Oil 


 Peanut Butter Buckeye Bars 
Soften peanut butter and butter in microwave and mix together. Stir in graham cracker crumbs and powdered sugar. Mix well. Press mixture in to bottom of a back pan (9" x 13"). Melt chocolate chips on low heat, stir in oil. Pour over crust and put in refrdigerator for at least 5 hours. Cut in small bars.

Serving size has yet to be determined. Could be 1, could be 12. Depends :0)
